Historic homes carry a weight that new construction rarely achieves — and a responsibility that renovation must honor. Studio Eckström has deep experience renovating historic residential properties, with particular expertise in Omaha's Dundee, Gold Coast, and Midtown neighborhoods.
Our work in historic homes includes architectural millwork restoration and new custom millwork designed to match original character, period-appropriate material sourcing from domestic and international dealers, and complete interior renovation that respects the bones of a building while making it fully livable for contemporary life.

New construction is an opportunity to build a home with intention from the first pour. Studio Eckström engages early in the construction process — before framing, before drywall — so that architectural decisions, millwork design, lighting layouts, and material selections are made with the finished room in mind, not retrofitted after the fact.
We work directly with builders and architects, coordinating on window placement, ceiling heights, lighting rough-in, and material transitions to ensure the architecture and interior design are designed as a single, unified composition. Projects begin at $150,000 for new construction interior design engagements.

Custom millwork — paneling, built-ins, cabinetry, bookshelves, window surrounds, mantels — gives a space permanence, weight, and a sense that it was made for this particular house and no other. Studio Eckström designs custom millwork from concept through shop drawings, specifying every dimension, profile, finish, and material. We work with Omaha's finest millwork craftspeople and with national specialists for work requiring particular expertise. Every piece is designed to the room it inhabits.

FF&E Procurement & Material Sourcing
Furniture, fixtures, and equipment procurement is where the design becomes real. Studio Eckström sources globally — from dealers in Paris and London, auction houses in New York, studios in Los Angeles, and artisans in Omaha, Nebraska and across the Midwest. We have established trade relationships that provide access to inventory, lead times, and pricing unavailable to the general public.
We manage the entire procurement process: purchase orders, vendor coordination, delivery scheduling, receiving inspection, and storage management. Nothing arrives at your home until the room is ready to receive it. This is what protects your project from the chaos of uncoordinated deliveries and the disappointment of damaged goods installed in a half-finished space.

Not every engagement begins at the beginning. Studio Eckström offers consulting services for clients with existing design direction, partially completed projects, or homes that need a considered second eye. A consulting engagement can produce a written design narrative, material palette guidance, furniture layout recommendations, sourcing direction, or a point-of-view on a decision already in motion.
Consulting is available nationwide and internationally. Deliverables are tailored to what the project actually needs — not a fixed package, but a considered response to where you are and where you want to be.
Your Advocate in the Room
Owner's Agent — Multi-Million Dollar Commercial Projects
For significant commercial construction and interior projects, Studio Eckström provides Owner's Agent representation — acting as the client's advocate and primary point of accountability across all parties throughout design development, construction, and installation.
An Owner's Agent fills a critical gap. Architects and contractors serve their own interests as well as yours. An Owner's Agent serves only yours. Studio Eckström reviews contracts and fee proposals, monitors construction against approved design documents, evaluates change orders and invoices, coordinates all design and construction disciplines, and ensures that the owner's vision and budget are protected from the first meeting through the final punch list.
This service is available to developers, institutions, hospitality operators, and private clients undertaking multi-million dollar construction or renovation projects nationwide. Engagements are structured to the scale and complexity of the project — from targeted advisory roles to full-scope representation from design inception through occupancy.

What does full-service interior design include? +
Studio Eckström's full-service offering covers every phase of a residential interior design project: initial design narrative, space planning, architectural detailing, custom millwork design, material and finish specification, lighting design, furniture selection, FF&E procurement, contractor coordination, vendor management, delivery scheduling, and final installation and styling. You are involved in the decisions that matter. We handle everything else.
What is the difference between interior design and Owner's Agent? +
Interior design is the creation of the space — what it looks like, how it functions, what it contains. Owner's Agent is the management of the process of building that space — reviewing contracts, monitoring construction, protecting the owner's budget and vision against the natural pressures of a major project. For large commercial projects, Studio Eckström can provide both services in an integrated engagement, or Owner's Agent representation alongside the client's own design team.

Yes — historic renovation is one of the studio's deepest areas of expertise. Do you source furniture and materials internationally? +
Absolutely. Studio Eckström sources from dealers in Paris, London, New York, Los Angeles, and across Europe, as well as from domestic craftspeople and Midwest artisans. Every piece is selected with the same care — what matters is that it belongs in the room, not where it was made. We manage all international procurement, import coordination, shipping, receiving, and storage as part of our full-service offering.
